3 Tips to Make Your Social Media Work for You

Want to expand your client base without spending hundreds or even thousands of dollars paying for leads from companies that are selling all those exact same leads to every other agent in the area? Being the best agent isn’t enough. You could be the greatest negotiator in the world, the best agent there ever was when it comes to closing a deal…. But if you don’t know how to market yourself and leverage marketing to get clients, how are you going to get any deals to close in the first place?


You’re either going to end up wasting a lot of money or a lot of time, or BOTH. Don’t let this happen to you.

In this day and age, social media is the number one most effective and COST effective way to market yourself and reach your target audience and it’s time you learn some of the top three tips to make your social media work for YOU.


  1. Before you start posting…. to really get the most out of your different platforms you need to take some time to truly understand the algorithms for each platform to know how to create content that will actually get shown to the people you want to see it. For example, Instagram has changed quite a bit over the last year, and posting pictures is no longer enough to get the results that you’re going for. REELS are the way to go, but even then, there’s more to it than that. Anyone can post a reel, and sometimes it can be intimidating getting on camera and just being yourself. A lot of people tend to just use lip-synching videos to avoid having to deal with feeling self conscious. But if you understood the algorithm better and you’re looking to reach a specific audience, with the goal of them getting to KNOW, LIKE and TRUST you… then you’d understand that ORIGINAL content is what is going to help you get the best results and reach the maximum number of people within your niche. Now I’m just using Instagram as an example because it tends to be the best platform for reaching new people and expanding your client base, but what I’m saying applies to ALL types of social media. Each platform has its own algorithm and preferred type of content. And depending on how original, consistent and relatable your content is, can be the difference between 10 views or likes and 1000+ !! Next time you start planning your content keep this in mind, so that you can maximize your results.

  2. Providing value is NOT enough. You need a REAL strategy… I hear all the time when people ask about a social media strategy that you should focus on providing value to your target audience. First of all, this is NOT a strategy. It can be used as one small part of your overall content strategy but simply providing value is not going to get you the results your after. Keep in mind that you are the expert, not your audience, that’s why they come to you to find the information they need. First of all if you give them ALL of your information in the posts, what do you even have left to teach them? Secondly, this could actually hurt them more than help them. If you provide them with too much, they can start to feel like they know enough to not need an experts help, and ultimately end up getting themselves in over their heads. So yes, you should be providing them with value, but only enough that they need to come to you, the EXPERT, to get the full picture and know how to effectively utilize the information being provided to them. Don’t forget that people want to do business with those that they KNOW, LIKE and TRUST. If all you do is provide them with value, they may trust that you know what you’re talking about but what about getting to know and like you? Keep this in mind while creating your personal content strategy.

  3. If you’re going to be spending money on marketing, use it in a way that’s going to provide you with actual results. From the day you get licensed as an agent, you get bombarded with calls, emails, DM’s, and texts from different companies wanting to sell you leads. And when you’re new to the industry and don’t have any clients or leads yet, it can be tempting.

What many new agents don’t realize is that; (A.) these leads are being sold to just about every other agent in the area and (B.) not all of these leads are even real. Think about it, when you shop around online, a store, anywhere really… and someone wants to get your phone number or email to give you more information, a special offer, whatever the case may be… how often do you give them your real information? You don’t want your email being flooded with junk mail or to be harassed with a bunch of calls. Well that’s exactly what happens with a good portion of these leads that you’re being sold on. The odds of getting a real sale from the leads you’re paying hundreds up to thousands of dollars a month for is slim. I’m not saying it’s impossible, obviously it works for some people otherwise there wouldn’t be an industry for it in the first place, but it is by no means the most efficient or cost effective way to get leads who actually WANT to do business with you. You’ll also be receiving tons of offers for other types of marketing like paying for car magnets, promotional materials (ie, pens with your name and number, etc) and I’ll be real with you, I made the mistake of wasting hundreds on dollars on these items and I still have boxes of stuff sitting around and nothing to do with them. IT’S NOT WORTH IT! If you’re utilizing you social media properly; using Facebook, Instagram, or even Tok Tok ad campaigns, can be the best, low cost way to get in front of your target audience. Now being in real estate you need to keep in mind that these platforms will only allow you to customize your ads to a certain extent so as to stay in compliance with fair housing laws. Because of this, you need to ensure that you use highly compelling copy writing in the body of your ad to motivate your audience to take action. Secondly you need to ensure that your social media is already being used accordingly and consistently so that even without the targeting parameters, when creating your ad campaign, it’s still more likely to reach the specific type of people you’re looking to work with!
