Until you know what works for you and what doesn’t, it’s not recommended to spend money on any of these things. Once you know what works best for you and what actually provides you with results, THEN you can start spending money on things like social media ads to EXPAND your reach further.
In addition, by doing it without spending money on these things in the beginning, you learn how to generate real estate leads organically, how to nurture those leads, how to convert leads to clients and in doing so will benefit your career for years to come! Then when you are ready to spend money on ads and marketing, you're going to see 10x more results than you would have had you just started out by paying for leads right out the gate.

One of the best ways to generate free listing leads is to utilize door knocking and open houses. By knocking on doors in your target market, you'll be able to introduce yourself to both potential sellers and buyers, and let them know that you're interested in listing their property. Door knocking is a great way to get your foot in the door with potential sellers and start building relationships. If you’re holding an open house, always get there early enough to set up and have at least an hour to go around the neighborhood and door knock. Now it’s a common misconception that holding an open house is only to get buyer leads. ANYONE who walks in the door (with the exception of others agents) is a potential lead. Neighbors are often curious and going to stop by, don’t just write them off. Start a conversation with them, build a connection, have them sign in to tour the home, and you can then nurture that lead to convert them into your next listing! Another great way to generate seller leads is to join your HOA or any other local community group. This is a great way to meet potential sellers and get your name out there in the community. By joining a local group, you'll be able to start building relationships, establish yourself as a local expert, show others that you care about your community, that you’re trustworthy and a hard worker. By doing so you’re building your network within your target area and can demonstrate your skills and knowledge, get your name out there and before you know it you’ll have people coming to YOU for advice, asking to do business with you, and even referring you to others in the area!
Lastly, another great way to get free seller leads is to host an event for local homeowners. This is another great way to get your name out there, attract potential sellers, provide them with value, demonstrate your expertise and get more leads in your CRM to start nurturing.
Anytime you get someones phone number or email, you can then add that to your CRM to start nurturing that lead until you are able to convert them to a client. This can mean reaching out through text, call, and/or email on a regular basis to make sure they keep you in mind and know that you are available to help them with anything real estate related.
